Terms for using VillaAudit — buyer-side decision support across Strategy, Dealroom, and custom advisory. By using this site or purchasing a service, you agree to these terms.

VillaAudit ("we", "our") helps buyers make lifestyle and asset decisions before committing capital. We do not sell properties and we do not earn commissions from agents or developers.

1. Scope of services
VillaAudit provides buyer-side decision support for overseas lifestyle and property decisions, including:
- VillaAudit Strategy — personalized markets, buy/rent logic, and next steps
- Dealroom — curated opportunities and project assessments across Bali, Dubai, Cyprus, and other markets we cover
- Research and market insights published on this site
- Private advisory — property evaluation, construction inspection, and ongoing decision support where agreed
- Rental enquiries and assistant contact for Dealroom projects (free)
Our work is advisory and buyer-side. We do not list properties for sale, represent sellers, or receive referral fees from developers, agents, or brokers. All purchase, lease, and investment decisions remain your responsibility.
2. Professional boundaries
VillaAudit is not a law firm, licensed financial advisor, real estate brokerage, or official property valuer.
You should obtain independent legal, tax, and financial advice for matters including:
- Land titles, leasehold structures, and ownership eligibility
- Contracts, zoning, and regulatory compliance
- Taxation, residency, and cross-border structuring
- Official valuations and financing decisions
3. Information sources & accuracy
Our strategies, assessments, and reports are based on information such as:
- Details you provide in forms, discovery questionnaires, and messages
- Property links, photos, videos, and documents you share
- Publicly available records and market data
- On-ground observations and professional judgment where applicable
We cannot guarantee:
- Future property performance, rental yields, resale value, or appreciation
- Legal accuracy of third-party developer or agent materials
- Outcomes of construction not yet completed or verified
- Future changes to zoning, tax, residency, or government policy
4. Payment & refunds
Payment is required before work begins or before digital access is granted, unless otherwise agreed in writing. Prices are shown on the relevant product or checkout page.
Refund rules differ by product and are described in our Refund Policy. In summary: full refunds are available before work begins; delivered digital products and completed work are generally non-refundable.
5. Delivery timelines
Typical timelines (not guaranteed):
- Strategy: delivery after you complete the discovery process — usually within several business days of receiving your inputs
- Dealroom: free browsing is immediate; full access activates after Strategy purchase and onboarding
- Advisory & evaluations: typically 48–72 hours for standard scopes; complex or multi-market work may take longer
Timelines depend on the completeness of information you provide and our current capacity. We will communicate if a delay is expected.
6. Client responsibilities
When using our services, you agree to:
- Provide accurate links, documents, budget context, and relevant background
- Disclose material facts (renovations, access restrictions, prior offers, etc.)
- Understand that our output is professional judgment — not a guarantee of outcome
- Respond promptly when we request clarification needed to complete delivery
- Use Dealroom and delivered materials for your own decision-making, not for unauthorized redistribution
7. Intellectual property
All strategies, reports, scores, frameworks, Dealroom assessments, and methodologies are proprietary to VillaAudit.
Unless we give written permission, you may not publish, resell, reproduce, or publicly share our deliverables.
8. Limitation of liability
To the fullest extent permitted by law:
- VillaAudit is not liable for indirect, incidental, or consequential losses
- Total liability for any claim is limited to the amount you paid for the specific service giving rise to the claim
- We are not responsible for losses arising from decisions by agents, developers, contractors, lawyers, or other third parties
9. Right to refuse or discontinue service
We may decline or stop an engagement if:
- A conflict of interest arises
- A site visit or inspection would be unsafe
- Information provided is misleading, incomplete, or insufficient to proceed responsibly
- Abuse, harassment, or misuse of our site or team occurs

VillaAudit Strategy is a standalone product. If you later request advisory or property evaluation, your strategy may be used as context where relevant. There is no automatic upgrade, credit, or guarantee of availability between products unless agreed in writing.
